The Complete California Reverse Mortgage Guide

Your maximum equity withdrawal, preparation checklist, out-of-pocket costs, and the exact step-by-step processing timeline for California homeowners age 62 and older.

1. The Federal Part, in One Place

HECM is an FHA program, so the document checklist, the upfront costs and the financial assessment and closing are the same everywhere. This page is the California part.

2. The Step-by-Step California Timeline

Once your documents are gathered, here is exactly what happens over the next 30 to 45 days.

1

HUD-Approved Counseling

Required by federal law to protect you. You will complete an independent, 60-minute telephone session with a HUD-approved agency. The counselor ensures you fully understand the loan mechanics, alternatives, and costs. We cannot process your application until you receive your Counseling Certificate. In California, you can reach out to NeighborWorks Orange County at (714) 490-1250, or search the public HUD directory for other options.

California Mandate: Under CA state law, you must wait a mandatory 7-day "cooling-off" period after completing counseling before we can accept your final application or order an FHA appraisal.
2

Application & The FHA Appraisal

We submit your formal application, generate your FHA Case Number, and order an independent appraisal. FHA Minimum Property Standards: the appraiser isn't just looking at value; they ensure the home is safe. Exposed wiring, severe roof damage, or peeling paint (on pre-1978 homes) may need repair before the loan can close.

3. California State Blueprint: California Market Context & State Safeguards

  • Market Context: California homeowners are eligible for the current FHA lending limit shown above.
  • State Safeguards: California homeowners retain their home in trust. Loan proceeds do not automatically affect state needs-based benefits (like Medi-Cal), but specific consultation is required.
  • Local Guidance: Billy Robles (CA Specialist, NMLS #2751970, ) specializes in intelligent equity planning.
  • Action: Ensure alignment with a HUD-approved independent counselor prior to initiating a California Home Equity Conversion Mortgage.
Accuracy note: Figure reflects the deck's original 2024 FHA lending-limit reference. The current 2026 FHA limit of $1,249,125 (shown above on this page) is the up-to-date figure to rely on.
