1. The Federal Part, in One Place
HECM is an FHA program, so the document checklist, the upfront costs and the financial assessment and closing are the same everywhere. This page is the Arizona part.
2. The Step-by-Step Arizona Timeline
Once your documents are gathered, here is exactly what happens over the next 30 to 45 days.
HUD-Approved Counseling
Required by federal law to protect you. You will complete an independent, 60-minute telephone session with a HUD-approved agency. The counselor ensures you fully understand the loan mechanics, alternatives, and costs. We cannot process your application until you receive your Counseling Certificate. In Arizona, you can reach out to Administration of Resources and Choices (ARC) at (520) 623-9383, or search the public HUD directory for other options.
Application & The FHA Appraisal
We submit your formal application, generate your FHA Case Number, and order an independent appraisal. FHA Minimum Property Standards: the appraiser isn't just looking at value; they ensure the home is safe. Exposed wiring, severe roof damage, or peeling paint (on pre-1978 homes) may need repair before the loan can close.
3. Arizona State Blueprint: Arizona Federal Framework & the 4 Local Pillars
- Federal Framework: Arizona homeowners 62+ operate under identical FHA non-recourse protections, ensuring no risk to out-of-state heirs.
- Lender Regulation: AZ Department of Financial Institutions.
- Consumer Protection: AZ Attorney General (Fraud Protection).
- Senior Services: AZ Department of Economic Security / Division of Aging.
- Housing: AZ Housing Finance Authority.
- Action: All AZ applicants must locate a HUD-approved counselor via the federal HUD search tool before securing a localized quote.
