Required HECM Counseling

Federal law requires that all HECM loan applicants complete counseling with a HUD-approved HECM counselor before proceeding with a loan application. This counseling must be completed with an independent third-party counselor and is designed to ensure borrowers fully understand the features, costs, and implications of a reverse mortgage. A list of HUD-approved counselors can be found at www.hud.gov.

Important HECM Information

Before proceeding with a HECM loan, you should understand:

  • You must be at least 62 years old to qualify for a HECM
  • You must occupy the property as your primary residence
  • You are responsible for paying property taxes, homeowners insurance, HOA fees (if applicable), and maintaining the property
  • Failure to meet these obligations may result in foreclosure
  • The loan becomes due when you permanently leave the home, sell the property, or pass away
  • A HECM may affect your eligibility for needs-based government programs like Medicaid or SSI
  • HECM proceeds may reduce the equity available to you and your heirs
  • Costs include origination fees, mortgage insurance premiums, closing costs, and ongoing interest charges
